As our Leander neighborhood’s business districts expand, keeping up with the changes is crucial to understanding how local authority’s decisions may affect you and your real estate values. Leander City Council was off to a busy start this month making those very decisions. The council recently approved two local developments: one transportation-related and one land development-related – acting as further building blocks to improving and growing Leander’s landscape. Here is what you should know about these projects:
The council approved a much-needed variance to allow repairs at the Travisso Parkway and FM 1431 intersection. Watch for construction starting February 22nd that will close lanes north on Travisso and restrict traffic flow in the southbound lanes.
A much larger-scale project was also approved at the February 6th meeting that will push the development of a 183A road-front parcel up to speed. The exact use of the land has been up for debate between the developer, nearby neighborhood residents, and city officials, but the parties have come to an agreement. Below are the approved matters:
- The entire parcel zoning has been changed from a blend of residential and mixed-use to exclusively activity center zoning.
- This allows for a variety of commercial development types.
- The 5.61-acre parcel fronting the road has been zoned general commercial.
- The current zoning for the 23.4 acres behind the road-front land will be changed from allowing 432 apartments and 18 single-family homes to a small complex with 320 apartments and no single-family homes.
- The 18 single-family home lots will be instead used to create a buffer zone in the forms of a park and trails.
