The Austin Board of REALTORS® released April stats, and they’re record-breaking! This data is interesting because it compares now to a year ago when the pandemic and stay-at-home orders were first beginning. The median home price increased in the Austin-Round Rock metropolitan, Leander, and Cedar Park.
Austin-Round Rock Metropolitan
In April this year, home sales and median sales increased. Home sales increased almost 40% to 3,604 sales. The median sales price increased by 41.6% to an all-time high of $460,000.
Leander
In Leander, residential sales increased by 34.6% year over year, and the median price rose almost 75% to $502,000. April had 0.4 months of inventory, which was up by 0.2 months compared to March 2021. The average price per square foot also increased by 41.8% from the year before to $209.
Cedar Park
In Cedar Park, residential sales increased by almost 82% year over year. The median price increased by 49% to $520,000. Inventory went up by 0.3 compared to March 2021 for a total of 0.6 months of inventory in April. The average price per square foot also rose 43% from last year to $226.
Williamson County
In Williamson County alone, home sales increased by 35%. The sales dollar volume skyrocketed to $573.49 million, a 92% increase compared to April 2020! The median price rose by almost 50% to $430,000. Housing inventory in April of 2020 was 1.5. Inventor for April 2021 was 0.5 months.
