29 Gateway, a new 32-acre mixed-use development, is under consideration in North Leander. Located at Ronald Reagan Boulevard and Highway 29, the mixed-use development would include restaurants, retail, an apartment complex, offices, and a Montessori school. It will be across from the new H-E-B that’s scheduled to open this fall.
Leander City Council
On June 17th, Leander City Council voted 4-3 to change the zoning from single-family rural to general commercial and multifamily zoning. The second reading for the unit’s development is scheduled for July 1st.
History
29 Gateway was first introduced to the City Council on May 20th. The council voted to postpone the agenda item since there were additional revisions. The revisions were changing the multifamily unit count from 300 to 321, increasing the garage requirements to one garage per unit, and increasing the building height from 60 to 75 feet.
The Developer
Eric Davis, a spokesman for the developer, told Community Impact the development would start with 40,000 square feet of commercial space before moving onto the multifamily construction. The multifamily building will be a high-end complex with a rooftop pool. Davis said the apartment complex will have one of the highest rents in the city, and most units will be one-bedroom units.
Another developer representative, Jason Claunch, told Community Impact the developer would use sustainable, low-impact design standards such as air-conditioning condensation and runoff water. He also said it would use less water than a traditional neighborhood. Claunch said the developer has no intention of seeking economic development incentives.
