Williamson County Market Update

The one thing that will never change about the real estate market is that it is constantly evolving! Sales and listings show a slight decrease while listing prices continue to increase. Here are the most recent stats for the Williamson County Market Update.  

Williamson County

According to the Austin Board of Realtors’ monthly Central Texas Housing Market Report, Williamson County saw a downturn in overall home sales and new listings for the month of April. Home sales decreased by 11% compared to April of last year as the sales dollar volume continues to rise. Median home prices continue to increase while new listings and pending sales are beginning to wane. These factors have caused active listings to rise, resulting in a slight increase in inventory. There were 997 homes sold in April this year, down from 1,214 last year, while days on the market have remained the same.  

Cedar Park & Leander

Cedar Park and Leander have seen this downtick in residential home sales and new listings year-over-year. New listings in Cedar Park decreased by about 15% compared to April 2021. Leander also saw a slight drop in new homes being added to the market with a 5% decrease compared to April statistics from last year. Last month, Leander home sales decreased by 29%, and Cedar Park saw a 31% decrease compared to April 2021. 

What does all of this data mean? While changes in new listings and average time spent on the market changed slightly from last year, active listings jumped, and pending sales declined, causing housing inventory to increase. It’s the biggest gain in housing inventory year over year since the summer of 2017.

“We are far from a healthy number of homes for sale in our market, so any increase in housing stock is a welcome sign,” said ABoR President Cord Shiflet.
