Two of our favorite cities, Cedar Park and Leander, have slowly begun to recruit more and more commercial development projects over the years, with news of several mixed-use projects already in the works. This shift in focus comes as both cities aim to rebalance their residential and commercial growth.
Leander
Big plans are on the horizon for this diverse community, however, certain water treatment limitations are slowing residential development in the city. While these constraints have put a damper on progress, Leander is roughly halfway built out, with even more to come! Leander officials are especially excited about the potential for commercial development in order to shift the city away from becoming a “bedroom community” where its residents commute to somewhere else for work and recreation.
Several upcoming commercial developments in Leander will be integral to the continued expansion of Northline, a 116-acre mixed-use project that aims to become a central destination in the city.
Cedar Park
Meanwhile, Cedar Park has fewer development limitations but less room to grow. With 80% of the city built out, officials are progressing commercial projects with hopes of filling out the city. As a result of the high residential developments, Cedar Park is primarily populated by single families. In order to transform the city into a hub of work and play in Williamson County, more employers and more commercial space are needed.
This demand for commercial development is easily being met with several new projects, specifically Cedar Park’s new Bell District. This project aims to be the city’s central gathering space with residential units, retail, restaurants, and more.
