As we move into spring, the Austin-Round Rock housing market is showing signs of renewed energy. With more homes hitting the market and rising buyer activity, March brought a noticeable shift compared to both the previous month and this time last year. Here’s what we’re seeing across the region, with a special spotlight on Williamson County.

📈 Austin-Round Rock MSA Snapshot: Signs of Momentum

According to the Austin Board of REALTORS®, the median home price across the Austin-Round Rock metro area in March 2025 held steady at $446,000, reflecting a 3.6% increase month-over-month, though just a slight decline (less than 1%) from last year.

One of the most notable changes is the 24.6% increase in closed sales month-over-month, showing that more buyers are re-entering the market as we approach peak season. Pending sales also rose 20% from February, signaling that activity is ramping up.

Another bright spot? Inventory. Active listings rose 12.2% month-over-month and 18.8% year-over-year, offering buyers more options. New listings also increased significantly, up 25.6% from February and 9.5% year-over-year. However, homes are still spending time on the market, with an average of 78 days, which is 9 days longer than last year—a helpful factor for buyers who need time to make decisions.

“More housing options and improved affordability are helping bring buyers and sellers back to the table,” said 2024 ABoR President Jairo Villalobos. “We’re seeing signs of a healthy spring market taking shape.”

In Williamson County, the median sales price in March 2025 dipped slightly to $418,000, down 1.6% year-over-year. Closed sales were down 9.9% compared to March 2024, and homes took about 76 days to sell—7 days longer than last year.

Still, the market is far from stagnant. New listings surged 11.1%, while active listings jumped 26.3%, providing more opportunities for buyers and investors. Months of inventory climbed to 4.3 months, a sign of a more balanced market compared to the ultra-competitive conditions of recent years.
