Big Changes Ahead: Leander Approves Zoning for 52-Acre Residential Development

On July 17, the Leander City Council voted 3-2 in favor of a zoning change that clears the way for a brand-new residential community along CR 175 (agenda documents linked here). As Leander continues to experience rapid growth, this decision marks another step in the city’s efforts to diversify housing options and meet demand.

Location Details

  • Property Address: 2300 and 2310 County Road 175
  • Size: 52.92 acres
  • Current Use: Single-Family Rural (SFR)
  • New Zoning Designations:
    • Single-Family Compact (SFC): 50′ wide lots
    • Single-Family Urban (SFU): 60′ wide lots
    • Single-Family Suburban (SFS): 70′ wide lots

This mix of zoning types is designed to offer a broader range of home sizes and price points—something we know many Leander buyers are looking for.

What This Means for Leander Real Estate

As your local experts, we see this as a positive move for both future homeowners and current residents:

  • More Home Choices: From starter homes to family-friendly suburban lots, the mix of zoning accommodates different needs and lifestyles.
  • Stronger Buyer Appeal: These smaller lot sizes often translate to more attainable price points—a huge plus in today’s market.
  • Continued Growth in a Prime Location: With easy access to Journey Parkway, Parkside Parkway, and nearby neighborhoods like Barksdale and Heritage Woods, this area is becoming a highly sought-after pocket of Leander.

“Zoning changes like this are what allow Leander to grow responsibly while still offering a strong sense of community,” said Paul and Rebekah Cummings of The Cummings Team®. “We’re excited to see new development that gives homebuyers more options—especially in such a desirable location.”

What’s Next?

This zoning change doesn’t mean homes will break ground tomorrow—but it does mean the developer can now move forward with formal subdivision planning. That includes platting, infrastructure development, and eventually, home construction.

While no builder has been officially named yet, we’ll be keeping a close eye on the project and will share updates as they become available.

Why This Area Matters

This particular section of CR 175 is perfectly positioned for growth. It offers:

  • Proximity to Leander’s top-rated schools
  • Quick access to employment centers and shopping
  • A scenic setting that retains a bit of the Hill Country feel

As Leander evolves, this kind of thoughtful development is critical for balancing housing demand with community character.
