Pointe 183 in Leander: What’s Open, What’s Under Development and What Residents Should Know

When we talk about Leander’s growth, it’s easy to focus on the big announcements. But the changes that matter most often come down to something more practical: a service you can use, an appointment closer to home, or a business that becomes part of your weekly routine.

That’s why Pointe 183 deserves a closer look.

Located at 10861 183A Toll Road in Leander, this development brings together opportunities for medical offices, professional services, retail and dining. Some of that space has already moved beyond the planning stage. Other portions are still being developed or marketed to future occupants.

At The Cummings Team®, we believe understanding those differences is part of understanding a location. Here’s our first look at Pointe 183, along with what residents and prospective homebuyers should know before treating every feature on a development plan as an amenity that’s already available.

Where Is Pointe 183, and What Is Taking Shape?

The City of Leander identifies Pointe 183 as a 22.2-acre mixed-use development adjacent to St. David’s Emergency Center, with retail, restaurant and medical-office components. Its current project listing describes the status as “under development, with some areas already constructed.”

In this case, “mixed-use” means the project is intended to accommodate different commercial activities rather than function as a single store or office building. The City’s description includes restaurant opportunities with outdoor patios, while Edge Realty Partners markets medical and professional office space, retail space and individual development parcels.

For residents, the potential appeal is straightforward: more places to access services and conduct everyday business locally. The final experience, however, will depend on which businesses open and how the remaining development takes shape.

What’s Open: An Operating Veterinary Practice

One confirmed business at the project is Pointe 183 Animal Hospital & Urgent Care, located in Building 400 at 10861 183A Toll Road.

The practice’s official website lists routine veterinary care, urgent care, and walk-in service during business hours. It also advertises seven-day operations. As of this update, posted hours are 7 a.m.–6 p.m. Monday through Friday and 8 a.m.–5 p.m. Saturday and Sunday. Check directly with the practice before visiting, since hours and service availability can change.

For local pet owners, that is a concrete service to know about—not simply a future possibility on a site plan. It also illustrates an important point about developments like Pointe 183: one business can be welcoming customers while other buildings or parcels remain unfinished, vacant or available.

The animal hospital is a verified example of an operating occupant, not a complete tenant directory for the development.

What’s Still Being Developed or Marketed?

According to Edge Realty Partners, Pointe 183 includes newly built medical and office condominiums ranging from 1,500 to 10,000 square feet, along with shell retail and office space. The broker also markets parcels for development tailored to a future business’s needs.

“Shell space” generally refers to a building or unit that still needs interior work before a particular business can use it. Available space is therefore not the same thing as an announced tenant—and an announced tenant is not necessarily open for business.

Edge also states that subdivision infrastructure, including stormwater detention, is complete. That is meaningful progress, but it does not establish that every building is finished or that the full commercial lineup is in place.

Here is the clearest way to read the project today:

StatusWhat it means at Pointe 183
OperatingPointe 183 Animal Hospital & Urgent Care lists active services at Building 400.
Constructed or being marketedThe broker advertises medical/office space, shell space and development parcels.

We would not describe Pointe 183 as a fully completed shopping center or assign opening dates to businesses that have not made verified announcements.

A Nearby Healthcare Distinction Worth Knowing

Because Pointe 183 sits beside the St. David’s medical campus, it is important to separate the facilities already serving patients from future hospital plans.

St. David’s Emergency Center–Leander is operating at 601 St. David’s Loop. Its official website lists 24-hour emergency care. This is a separate facility and address from Pointe 183.

The City’s healthcare page separately identifies St. David’s Medical Center–Leander as a planned 150-bed acute-care hospital.

Those are different milestones. An operating emergency center does not mean the planned inpatient hospital has opened, and nearby available commercial space does not establish a hospital completion date. We are not presenting the planned hospital as an amenity already in service.

What This Means for Leander Homeowners and Buyers

For us, the value of following a project like Pointe 183 is the context it adds to a home search, not a promise about future property values.

An operating service may make a location more convenient for one household, while another may place greater importance on its commute, outdoor space or existing shopping options. A planned business can be worth watching without becoming the deciding factor in a purchase.

“What excites us about Leander’s growth is seeing useful services take shape close to where people live. With a project like Pointe 183, we want our clients to understand both the progress and the possibilities—what they can use today, what’s still developing, and how the location fits their everyday lives.”

— Rebekah and Paul Cummings, The Cummings Team®

Our advice is to evaluate the home and its surroundings as they are today, then consider future development as additional context. Visit the area at the times you would normally travel, check the specific services you expect to use, and distinguish confirmed improvements from possibilities.

Our Take: Progress Worth Following, Without Getting Ahead of It

Pointe 183 is more than a future concept: there is an operating business to point to, constructed space being marketed, and infrastructure the broker reports as complete. At the same time, the City still identifies the overall development as a work in progress.

That makes it a useful project to follow as Leander continues to evolve. The next meaningful updates will be specific ones: confirmed business openings, completed buildings and clearer information about how the remaining space will be used.
