Northline Project Helps Develop Leander Lifestyle

Central Texas’s economy is thriving and creating new opportunities for communities to redefine themselves. The impact of the global technology industry’s growth and the success of major events such as SXSW have paved the way for Austin to become both a tech-hub and the hottest job market in the country. In turn, cities such as Leander, who sit just miles from major tech giants and big-city amenities, are developing stronger identities for themselves. These outlying towns offer a quiet but convenient place to live and now to plan to provide even more to its residents and travelers alike. March 4th, 2020, will kick off what will be Leander’s newest destination: the Northline project.

Sitting within an eighth of a mile from the Capital Metro rail line stop will be a 115-acre site that is primed and ready to welcome a hot spot for locals and tourists. Northline is to be a community gathering place as a town square and downtown-like atmosphere. The settlement between US 183 and Toll 183A will offer many amenities that are currently hard to find in Leander, such as more restaurants, retail shops, entertainment, green spaces, children’s play areas, and gathering places with benches. Those looking to move into Leander will have more options with apartments and townhomes as well as office space for businesses. Tourists will also be able to enjoy the area as they step out from the additional hotels to be built, rounding out the downtown-like hub as a full-service destination. Instead of heading to Cedar Park, locals and tourists will have their own community spot to enjoy.

The development, approved in 2017, will be working from a city-sponsored budget of $954 million as well as the developer paying its own $3.8 million for the project’s first phases. The City of Leander has an agreement to be reimbursed for up to $15 million from a tax increment reinvestment zone deal. That same deal will help compensate the developer for up to $12.5 million. The entire project is estimated to cost $733 million. The first phase starting in March includes the construction of roads, utilities, a town square, office buildings, and a partial install of entertainment venues and 350 apartments. This portion is projected to be complete by September 2021.

Here is a quick overview of the project as a whole:

  • 115 acres
  • 300,000 sq. ft. of planned retail space
  • 700,000 sq. ft. of planned office space
  • 150,000 sq. ft. of planned hotel space
  • 2,000 planned apartments
  • 300 planned townhomes
  • Other planned community amenities include a town square, signature parks and civic spaces with water features, playscapes, and trails.
