Leander’s Northline: Answers To Common Questions About The Project

At Cummings Team®, we believe citizens must be involved in the planning and changing of our Leander community landscape. Northline is an exciting 115-acre project currently unfolding as Leander’s new downtown destination district, and we share details and early photos in this blog post. Today, we’ll answer common questions about the urban mixed-use project, including why Leander was selected, possible traffic interruptions, what types of businesses and tenants will be coming, and more.

Northline is the namesake of the northernmost end of the MetroRail line in the center of Leander’s Transit-Oriented District or TOD. What is a TOD, and how will Northline further the TOD’s goals?

In 2005, the City of Leander created the TOD to encourage pedestrian-friendly development and improve “walkability,” where citizens can live within walking distance of life essentials like schools, work/offices, parks, entertainment, and retail. Northline is the newest development in Leander’s TOD, and it’s designed to bring walkability to St. David’s Hospital, Austin Community College San Gabriel campus, and Capital Metro’s Leander Station.

Why was Leander selected for Northline?

Leander is one of the fastest-growing cities in the nation, and our population has doubled over the past eight years, with no signs of slowing down. While growth has been strong, there’s been a void when it comes to a central destination for residents to eat, shop, play, and enjoy their community at large. Planning has taken years, and the project is supported by the City of Leander, elected officials, and business and community leaders.

Is the City of Leander involved in the project?

The City of Leander is a partner in the Northline project, and it has approved $15 million in public infrastructure funds for streets, utilities, and parks. In turn, Northline will be a crucial player in Leander’s long-term economic development.

What types of businesses will we see in the Northline project?

The property owner and developer, Northline Leander Development Company (NLDC), envisions a diverse mix of retail stores and shops, casual and fine dining, entertainment, and more.

What community amenities will be part of Northline?

The build-out of the community is predicted to take 10-15 years. When fully complete, Northline will have numerous parks and green spaces. The Town Square will be at the center of the development, and it will include a pavilion, stage, a promenade for festivals and events, fitness lawn, outdoor living area and seating grove, plays areas with water features, among other amenities.

Will Northline include single-family homesites?

As real estate professionals, this is one of the most exciting aspects of Northline in Leander. When complete, Northline is expected to include 2,000 apartments and 300 townhomes. But, get this: there are 26,000 homesites under development and/or in the planning phases in the Northline area. Have questions or want to know more?
